The appeal of East Sussex to London buyers has never been stronger. A combination of improved rail links, the lasting behavioural shift towards flexible working, and the sheer quality of the housing stock has created a sustained inflow of buyers from the capital and prices have responded accordingly.
Lewes continues to be the most active market in our patch. It offers the independent high street, direct trains to London Bridge in under an hour, and easy access to both the South Downs and the coast. Three-bedroom Victorian terraces that were changing hands at £400,000 five years ago now reliably achieve £600,000 and above.
Further east, the villages around Hailsham and the Low Weald are attracting buyers seeking more substantial acreage. Equestrian property in particular, well-located country houses with stables and paddocks, has been in short supply relative to demand throughout 2025 and into 2026.
The coastal strip from Eastbourne to Hastings is also performing strongly. Refurbished Victorian and Edwardian seafront properties are attracting a younger demographic who would previously have looked at Brighton.
