Demand in prime London has strengthened considerably through the first half of 2026, with supply remaining constrained across the £2m–£5m bracket. Buyers who paused in late 2025 are returning to the market with renewed confidence, and we are seeing competitive situations on well-presented family houses.

The strongest activity has been in Primrose Hill, Belsize Park and Hampstead – areas that combine excellent schools, green space and strong transport links. In St John’s Wood, lateral apartments above 2,500 sq ft continue to attract interest from both domestic buyers and the international community.

Average time to agree a sale has fallen from 9 weeks to just under 6 weeks year-on-year for accurately priced instructions. Over-pricing remains the single largest impediment to a successful sale – buyers at this level are well-advised and will not bid against themselves without clear justification.

Looking ahead to the second half of 2026, we anticipate continued stability. The September school run typically drives a short but active autumn market, and with limited new stock expected, well-presented properties should perform strongly.
